New Surface, Same Foundation
Asphalt resurfacing, also called an overlay, puts a new layer of hot-mix asphalt over an existing driveway or parking lot. It suits pavement that is faded, rough or covered in small surface cracks but still firmly supported underneath. It does not suit pavement with deep potholes, sunken wheel paths or large areas of alligator cracking, because those are signs the base has failed, and a new layer on a failed base cracks again in the same places.
How we decide
The question is always what is underneath. We walk the surface, probe soft spots, look at the edges and check how water drains. If most of the pavement is sound and the problems are on top, resurfacing is usually the economical choice. If failures are scattered, we cut out and rebuild those areas first and then overlay. If the whole driveway moves under your feet, replacement is the honest answer, and we will say so.
What a resurfacing job involves
The old surface is cleaned, cracks are filled, and broken areas are repaired. Where the new layer meets the garage slab, a sidewalk or the street, we grind or mill a strip so the overlay feathers in without leaving a lip. A tack coat goes down so the new asphalt bonds to the old, and then the overlay is placed and rolled. HomeGuide describes a typical overlay as 1.5 to 2 inches of new hot asphalt.
Height and drainage
Every overlay raises the surface. On a flat Edinburg lot that can change where water goes, and at the garage it can push the driveway up toward the door threshold. We check those transitions before quoting and plan the grinding needed to keep water moving away from the house.
Cost compared with replacement
HomeGuide puts resurfacing at roughly $3 to $7 per square foot for driveways, with overlays of a sound surface typically saving 20 to 30 percent compared with replacement; its repair guide lists commercial-style overlays at $1 to $3 per square foot. The savings come from leaving the base in place, which is why the base check matters so much.
Valley sun and the new layer
A resurfaced driveway faces the same sun as a new one. It should cure for a few months before its first sealcoat, and in summer heat it needs a few days before regular parking. With sealing and crack filling on schedule, an overlay on a solid base can give many more years of service.
What This Covers
Resurfacing is prep, repair and a new layer, in that order.
Base evaluation
Probing and inspection to decide whether an overlay will hold.
Spot repairs
Failed patches cut out and rebuilt before the new layer goes down.
Edge milling
Grinding at slabs, walks and gutters so the overlay ties in flush.
Tack coat and overlay
Bonding coat, then 1.5 to 2 inches of new hot-mix asphalt, rolled.

Typical Asphalt Resurfacing Costs
| Job | Published range |
|---|---|
| Driveway resurfacing (HomeGuide) | $3 to $7 per sq ft |
| Asphalt overlay, 1.5 to 2 in (HomeGuide repair guide) | $1 to $3 per sq ft |
| Driveway resurfacing (Angi) | $3 to $20 per sq ft |
| Savings vs full replacement (HomeGuide) | Typically 20% to 30% |
Base repairs, milling and drainage corrections are priced separately. National ranges from published cost guides; Rio Grande Valley pricing can differ. Your written estimate is the price.
How It Works
1. Base check
We decide together whether an overlay or replacement makes sense.
2. Prep
Cleaning, crack filling and repairs to any failed areas.
3. Mill the edges
Transitions ground down so the new surface meets slabs and gutters flush.
4. Overlay
Tack coat, then new asphalt placed and compacted.

Asphalt Resurfacing Questions
How long does an overlay last?
On a solid base with regular sealing, an overlay can last many years. On a failing base, cracks can show through within a year or two, which is why we check the base first.
Will resurfacing raise my driveway?
Yes, by the thickness of the new layer, typically 1.5 to 2 inches. We mill the edges at the garage, sidewalk and street so the surface ties in without a step.
Can concrete be resurfaced with asphalt?
It is possible, but joints and cracks in the concrete tend to reflect through the asphalt. We look at the slab and explain the trade-offs before recommending it.
Is resurfacing cheaper than a new driveway?
Usually, because the base stays in place. HomeGuide notes overlays of a sound surface typically save 20 to 30 percent compared with full replacement.
