Lines That Do Their Job
Parking lot striping is the painting of stall lines, accessible spaces, arrows, crosswalks, fire lanes and curb markings on asphalt and concrete lots. In the Valley sun, paint fades fast, and a lot with worn lines gets crooked parking, confused traffic flow and complaints. HomeGuide notes that well-maintained striping typically lasts 2 to 5 years before it needs a fresh coat; heavy traffic and strong sun push it toward the short end.
Restripe or new layout
Restriping follows the existing lines. A new layout starts over: after a new lot, an overlay, or a sealcoat that covered the old lines, or when you want to change the stall count or traffic flow. HomeGuide says a new layout typically costs 20 to 50 percent more than restriping, because the lot has to be measured and laid out from scratch.
Accessible parking
The Justice Department's guidance is that a business restriping its lot must provide accessible spaces under the 2010 ADA Standards. The number depends on the total: 1 accessible space for 1 to 25 spaces, 2 for 26 to 50, 3 for 51 to 75, 4 for 76 to 100 and 5 for 101 to 150, and one of every six accessible spaces must be van-accessible. Car spaces are at least 96 inches wide with a 60-inch access aisle; van spaces are 132 inches with a 60-inch aisle, or 96 inches with a 96-inch aisle. Signs are mounted with the bottom at least 60 inches above the ground.

Scheduling
Paint needs a clean, dry surface. We stripe early in the morning or after hours so the lot is open during business, and we wait for sealcoat to cure before striping over it. For churches, we work around service days.
Paint, visibility and the Valley sun
Strong sunlight and heat break down traffic paint faster than in milder climates, and fresh sealcoat covers old lines completely. When a lot is sealed, we restripe soon after the sealer cures so the lot is not left unmarked. For lots used at night, such as restaurants, churches and apartment complexes, crisp white or yellow lines and clearly painted fire lanes make a real difference in how safely people park and walk.
If you are planning to change the layout, for example to add spaces, make one-way aisles or move the accessible spaces closer to an entrance, we measure the lot and mark the plan on the pavement in chalk first, so you can walk it before any paint goes down.

Parking Lot Striping Questions
How often should a lot be restriped?
HomeGuide says typical striping lasts 2 to 5 years. Busy lots and strong sun mean more frequent restriping, and any sealcoat calls for new lines.
How many accessible spaces do I need?
Under the 2010 ADA Standards, 1 for up to 25 spaces, 2 for 26 to 50, 3 for 51 to 75, 4 for 76 to 100 and 5 for 101 to 150, with at least one van-accessible.
Can you stripe a lot without closing it?
Usually. We work in sections, early in the morning or after hours, and block only the area being painted.
Do you stripe concrete lots too?
Yes. Concrete is cleaned the same way, and the paint is chosen for the surface.
